A non-refundable deposit set at 25% of the rent is due upon reservation if such reservation is made over 30 days before the date of arrival.
If the reservation is made more than 30 days before the client’s arrival date, the non-refundable balance must be paid 30 days before the arrival. If the reservation is made within 30 days before the arrival date, the client shall pay the entire non-refundable rent upon reservation.
Check-in time: after 3pm; departure time: before noon.

An architectural masterpiece with an abundance of space and light
Combining the latest technological advances with a feeling of warmth and home, the newly built Villa Neo (NEO) is one of the most unique additions St. Barth has seen in a long time. With six bedrooms and bountiful living and entertaining spaces, it is one of the most voluminous rental homes on the island. Soaring ceilings and full-length windows make the environment feel very airy and light. Materials are of the highest quality, and the owners have taken care to select inviting furnishings and layered together sumptuous textures and eye-catching art and architectural details.
The location of Villa Neo, in the heights of St. Jean, makes the skyscapes all the more impressive, and it puts you within easy reach of the restaurants, boutiques, and other animations of St. Jean. The views stretch for miles over verdant green hills and sparkling blue sea.
Spread over two levels, the house has plenty of room for an extended family or large group of friends to share a celebration or a vacation together. A number of amenities make it possible for everyone to find some way to relax, energize, or generally enjoy island life. Villa Neo contains a hammam, a disco room with a pool table and bar, a TV room with enough space for the whole group to watch a movie together, a fitness room, and a sound system and smart home assistant (controlled with an iPad) throughout. Sibarth’s concierge can organize further activities for everyone’s enjoyment. There is also an elevator and ample parking. At 33 meters (108 feet), the heated pool is one of the largest on St. Barth.
The hub of the home is a gracious living area, with a kitchen on one end, which opens up to a wide, sunny and shaded terrace and pool. Two of the bedrooms are on opposite sides of this living room and have direct access to the terrace. A third bedroom is on this floor in the back, with a view of the private garden.
A dramatic glass staircase floats up to the top floor, where there are three bedrooms, including two that connect. The upstairs rooms all have stunning sea views. Throughout the house, each bedroom feels private and has a luxurious ensuite bathroom, in some cases with a bathtub.
