A non-refundable deposit set at 25% of the rent is due upon reservation if such reservation is made over 30 days before the date of arrival.
If the reservation is made more than 30 days before the client’s arrival date, the non-refundable balance must be paid 30 days before the arrival. If the reservation is made within 30 days before the arrival date, the client shall pay the entire non-refundable rent upon reservation.

Oxygen and horizon
Villa O2 is one of the most architecturally significant private residences on St. Barth. Perched along the volcanic ridge of Pointe Milou, it commands a rare 270° panorama - from sunrise over Toiny to sunset across St. Jean Bay - a position where sea, sky, and light unfold in every direction.
Inspired by the purity of oxygen, the villa translates Italian modernism into a living experience defined by clarity, proportion, and flow. Limestone, oak, travertine, and glass merge seamlessly with light and sea air. Every line is deliberate. Every opening frames the horizon. Architecture here does not compete with the landscape - it yields to it.
The main living pavilion opens completely to the sea, dissolving boundaries between interior and exterior. A sculptural travertine island anchors the Minotticucine chef’s kitchen, supported by a concealed oak-panelled prep wall and a professional stainless-steel galley equipped with Gaggenau appliances. Dining for twelve and a relaxed, low-slung living area extend toward the terraces, while a hovering steel structure shades the outdoor dining space for ten guests.
The culinary experience flows naturally from the interior kitchen to the outdoor kitchen with twin Röshults BBQs and concealed refrigeration. Whether private chef-led or casually shared among friends, every configuration adapts effortlessly to the occasion.
Three emerald-tiled infinity pools cascade down the hillside in tiers - a 17-metre lap pool, a shaded spa pool with waterfalls, and a heated hydro-massage jacuzzi. Underwater Sonos audio transforms the pool itself into an immersive experience. Six loungers and horizon-level parasols line the decks, while the pergola and open-air lounge provide shaded comfort without interrupting the view.
The villa accommodates up to ten guests across four suites and a convertible lounge.
The primary suite spans two levels and occupies its own private wing. The upper level opens to sea and pool views, while the lower lounge connects to a shaded terrace that may convert into an additional guest suite when required. Spa-grade bathrooms feature indoor and outdoor rainfall showers, double vanities, hammam, and refined Acqua di Parma amenities.
Three additional suites are positioned for privacy and orientation. One sits beside the main living level for ease of access. Another overlooks the pool terrace and captures the morning light. The highest suite opens toward the Atlantic horizon, receiving the island’s first light each day. All feature super-king beds with Italian percale linens, blackout systems, in-room bars, dedicated workspaces, retractable televisions, and intuitive smart-home technology.
Below, a comprehensive wellness level elevates the experience further. The ocean-facing gym is fully equipped with Technogym and Tonal systems, opening through a hidden guillotine window to the sea breeze and an adjoining meditation deck. The private spa includes a hammam steam room, chromotherapy rain shower, massage room, relaxation lounge, and garden-facing plunge pool.
Entertainment is seamlessly integrated - an 83-inch screen with Sonance surround sound, Apple TV, Xbox, and PlayStation 5 in the main salon, retractable 55-inch televisions in each suite, a rare-book library, integrated Sonos and Sonance audio throughout - indoors, outdoors, and even underwater - along with discreet video conferencing and office facilities.
A wine cave on the lower level completes the setting for curated tastings and refined evenings.
Situated within minutes of St. Jean and Gustavia yet naturally sheltered by elevation and volcanic rock, Villa O2 balances seclusion with accessibility.
